Downtown TIF District
The Village Board approved a Tax Increment Finance District (the "Downtown TIF" ) in January 2013 to aid in the redevelopment of the downtown and adjacent Rt.47 corridor from approximately Mill Street on the south to Joan Avenue on the north.
For more extensive commercial renovation and redevelopment assistance, Huntley's TIF Policy was developed to assist in understanding the TIF’s benefits. Inquiries regarding redevelopment and land assemblage within this area may be directed to Economic Development staff. The Downtown TIF Plan provides details about the area and use of the TIF. As an additional planning resource, please review the Downtown Revitalization Plan.
Catty Building: Redevlopment Opportunity in Downtown TIF District
The Village of Huntley, Illinois is accepting offers from qualified developers to rehabilitate/redevelop the former Catty Corporation building located at 11117 S. Church Street in Downtown Huntley. The Village envisions a redevelopment project that will be sensitive to the historic and architectural importance of the downtown as well as complementing and expanding upon the area’s continuing redevelopment. The project should reinforce the Downtown as the community’s gathering place – the cultural, commercial, and civic “heart” of the Village.
The Village acquired the property in 2017. It is located in the Downtown TIF District established in January, 2013. The Village anticipates negotiating terms of sale, then entering into a Redevelopment Agreement. The agreement would identify both developer and Village obligations, as well as financial assistance to be provided by the Village to facilitate implementation of redevelopment plans.
Situated on the northwest corner of Church Street and Mill Street, the Catty site is 380 feet south of the Town Square. The parcel is approximately 2.83 acres in size and has 200 feet of frontage along Mill Street and 300 feet of frontage along Church Street. The 33,100 square foot building consists of an original two-story structure and a mix of several single and two story additions. A Facility Assessment was conducted in late 2017 and is available upon request.
